Individual Agent Commission Plan

Our Individual Agent Commission Plan

Keeton & Co offers multiple compensation plans based on what you need in your career, while most brokerages have one plan. The Individual Agent Commission Plan is where most agents start. Daniel Keeton built Keeton & Co's Individual Agent Commission Plan so agents keep more of what they earn and still get full local support. Every level has a $20,000 annual cap, then 100% with a $200 transaction fee. No E&O fee. No office fee. Transaction coordination is $250 per deal.

Keeton & Co Individual Agent Commission Plan
LevelSplit (agent/brokerage)Annual cap
0-20 deals70/30$20,000
21+ deals80/20$20,000
Above $7M prior-year volume85/15$20,000
Above $9M prior-year volume90/10$20,000
Above $12M prior-year volume92/8$20,000

After the cap: 100% commission with a $200 transaction fee per deal. TC: $250 per deal. E&O fee: $0. Office fee: $0.

Worked example: a 20-deal agent with $200K GCI

  • $20,000 cap
  • 6 post-cap deals at $200 = $1,200
  • Transaction coordination: 20 deals at $250 = $5,000
  • Total paid: $26,200. Agent nets $173,800, plus a $3,000 President's Club trip.
  • A typical national cloud brokerage costs the same agent about $29,169 (nets $170,831).

What's included beyond the split

  • In-house transaction and listing coordination
  • HQ back office
  • Kai
  • Home Search App: $75/month (vs $2,500/month on your own)
  • A la carte services
  • In-office printing
  • Office space
  • A local Virginia brokerage
  • About 1 staff member per 4.5 agents (23 staff, 104 agents)

What are the four ways to earn at Keeton & Co?

Selling is the first. Mentoring, referring agents and covering showings are the other three, and they are open to every agent here.

  • Way 1

    Commissions from sales

Keep more of every closing as your production grows, with a cap.

Optional company leads on top of your own business.

    How it works

Keeton & Co offers multiple compensation plans based on what you need in your career; most brokerages have one plan. Our Individual Agent Commission Plan runs from 70/30 to 92/8 with a $20,000 annual cap, then 100% with a $200 transaction fee, and a separate leads plan is available as an upgrade. Agents can change compensation plans every quarter. Company appointments from our inside sales team are an option, never a requirement.

  • Way 2

    Mentoring other agents

Get paid to guide newer agents through their first deals.

    How it works

Experienced agents are paired with new agents and work their first transactions alongside them. How mentors are paid is covered on the call.

  • Way 3

    Agent attraction bonuses

Over $100,000 paid out in agent attraction bonuses.

Earn when agents you refer close deals.

    How it works

When an agent you introduce joins and closes, you earn a bonus. It is paid by the brokerage and never comes out of their split. See the referral page for how to send someone our way.

    Refer an agent
  • Way 4

    Showing property for other agents

Get paid to cover showings for busy teammates.

    How it works

When a teammate is double-booked, you take the showing and get paid for it. A good way for newer agents to earn and learn the market in the same afternoon.

Most brokerages pay you one way. We pay you four.

What do agents ask first?

What is Keeton & Co's commission split?
Keeton & Co's Individual Agent Commission Plan is 70/30 for 0-20 deals and 80/20 for 21+ deals. Agents above $7M in prior-year volume are 85/15, above $9M are 90/10, and above $12M are 92/8.
What is the cap at Keeton & Co?
Every level of the Individual Agent Commission Plan has a $20,000 annual cap. After the cap, agents keep 100% with a $200 transaction fee per deal.
What fees does Keeton & Co charge agents?
There is no E&O fee and no office fee. Transaction coordination is $250 per deal. After the $20,000 cap, each transaction has a $200 fee.
How much does a 20-deal agent with $200K GCI pay at Keeton & Co?
A 20-deal agent with $200,000 GCI pays $26,200 total: the $20,000 cap, 6 post-cap fees at $200, and $250 per deal for transaction coordination. That agent nets $173,800 and earns a $3,000 President's Club trip. A typical national cloud brokerage costs the same agent about $29,169, netting $170,831.
Does Keeton & Co have a leads plan?
Yes. A separate leads plan is available as an upgrade to the Individual Agent Commission Plan.
Can I switch compensation plans?
Yes. Agents can change compensation plans every quarter.
How long does it take to transfer my license?
In Virginia a license transfer is typically processed within a few business days once the paperwork is submitted to DPOR and your former broker releases you. We handle the filing. Practically, agents are live with us within a week, starting with our monthly orientation at the Short Pump or Lynchburg office, and we coordinate the timing so pending transactions are not disrupted.
Do you provide leads?
Yes, as an option, and it goes further than leads. Our Lead Service program has our marketing generate the inquiries and our in-house Inside Sales Team qualify them and set the appointment on your calendar; between them our inside sales team books 300+ appointments a month for our agents. It is a plan option rather than a requirement, so agents who build entirely from their own sphere can choose a plan without it. Which fits you is part of the confidential conversation.
Do I need to be licensed before I talk to you?
No. If you are not licensed yet, start with the Virginia licensing path — 60 hours of pre-license education, the state and national exam, and a background check. Our school, ImpactRE, runs that course. Keeton & Co also offers sponsored licensing seats for people who plan to hang their license here; see the get-licensed page. Talk to us during the course, not after, so your first day is not also your first conversation with a broker.
