Keeton & Co Real Estate

For licensed agents · The Switch Package

Switch brokerages without losing a step, or a dollar.

The Switch Package covers your move to Keeton & Co: the transfer handled, your database imported, orientation at the Short Pump or Lynchburg office, and you live within a week. Keeton & Co offers multiple compensation plans based on what you need in your career; most brokerages have one plan. Our Individual Agent Commission Plan runs from 70/30 to 92/8 with a $20,000 annual cap, then 100% with a $200 transaction fee, and a separate leads plan is available as an upgrade. Agents can change compensation plans every quarter.

What is in the Switch Package?

  • Included

    We cover your transfer

Your DPOR license transfer fee, new signs and riders, and business cards.

  • Included

    Your database, imported

Your contacts imported into the CRM, plus a KAI onboarding session so your assistant knows your business from day one.

  • Included

    Live inside a week

Monthly orientation at our Short Pump and Lynchburg offices; agents are live within a week.

  • Included

    Optional company appointments

Lead Services appointments from our inside sales team, which books 300+ a month, on top of your own business.

What does the plan cost?

  • Franchise fee: None. Keeton & Co is independent, so no franchise royalty comes off the top.
  • Dues: MLS dues, association dues and license renewal are paid directly to those bodies, as at every brokerage.

What are the four ways to earn at Keeton & Co?

Selling is the first. Mentoring, referring agents and covering showings are the other three, and they are open to every agent here.

  • Way 1

    Commissions from sales

Keep more of every closing as your production grows, with a cap.

Optional company leads on top of your own business.

    How it works

Keeton & Co offers multiple compensation plans based on what you need in your career; most brokerages have one plan. Our Individual Agent Commission Plan runs from 70/30 to 92/8 with a $20,000 annual cap, then 100% with a $200 transaction fee, and a separate leads plan is available as an upgrade. Agents can change compensation plans every quarter. Company appointments from our inside sales team are an option, never a requirement.

  • Way 2

    Mentoring other agents

Get paid to guide newer agents through their first deals.

    How it works

Experienced agents are paired with new agents and work their first transactions alongside them. How mentors are paid is covered on the call.

  • Way 3

    Agent attraction bonuses

Over $100,000 paid out in agent attraction bonuses.

Earn when agents you refer close deals.

    How it works

When an agent you introduce joins and closes, you earn a bonus. It is paid by the brokerage and never comes out of their split. See the referral page for how to send someone our way.

  • Way 4

    Showing property for other agents

Get paid to cover showings for busy teammates.

    How it works

When a teammate is double-booked, you take the showing and get paid for it. A good way for newer agents to earn and learn the market in the same afternoon.

Most brokerages pay you one way. We pay you four.

Where is your next deal coming from?

For most agents that is the question behind every other question. Keeton & Co's Lead Service answers it, and it goes further than leads: it is appointments set for you. Our marketing generates the inquiries, and our in-house Inside Sales Team works them, qualifies them and books the appointment on your calendar. Between the two, our inside sales team books 300+ appointments a month for our agents.

It is an option, not a requirement. Agents who build entirely from their own sphere choose a plan without it; agents who want a fuller calendar choose a plan with it. Which fits you is part of the confidential conversation.

  • 01

    Marketing brings them in

Firm-level campaigns, listings and content generate the inquiries, so you are not funding your own ad spend to get started.

  • 02

    Inside Sales qualifies them

A staffed Inside Sales Team calls, texts and follows up until the person is ready to meet, not a list of numbers for you to dial.

  • 03

The appointment lands on your calendar

You show up to a conversation with someone who asked to meet an agent. Your job is the appointment, not the chase.

What is KAI?

KAI, Keeton Artificial Intelligence, is a technology suite built only for Keeton & Co agents. Think of it as a personal assistant that actually knows your business: it is connected to the MLS, your transaction data, your goals and your CRM, so what it writes and answers is about your deals, not generic real estate.

  • Marketing, done for you

Creates content and posts it to your social accounts, so your presence keeps running while you are at appointments.

  • Writes contracts and addenda

Drafts the paperwork from your transaction data instead of a blank form.

  • Reviews contracts

Reads a contract and flags what you should look at before you sign or send.

  • Answers questions about your business

Your pipeline, your goals, your next steps. Ask it the way you would ask an assistant who sits next to you.

  • Connected to the MLS

Listing and market data are already in it; nothing to export or paste.

  • Connected to your CRM, transactions and goals

It knows who you are working with, what is under contract and what you are aiming for this year.

No other brokerage has it, because it was not licensed from a vendor. It was built here, for the agents here.

What does switching actually involve?

A license transfer in Virginia is processed through DPOR once your current broker releases you; we handle the filing, and agents are live with us within a week. Pending transactions normally stay with your former brokerage through closing because the client agreement is with that firm, so we plan the transfer date around your pipeline rather than the other way round. Transition the right way: we never ask you to bring pending clients or listings with you.

Before any of that, we look at your last twelve months and show you what the same production nets here. If it does not favor moving, we will say so. More questions answered.
