Richmond metro

Median is the middle of the area's neighborhood medians from five years of closed MLS sales. Miles are straight line distance, so ask your agent for the real rush hour drive.

Moving from out of state?

The questions we hear most from people moving in, answered straight.

Buying sight unseen

Your agent tours homes with you on live video, room by room, plus the street and the drive. Inspection reports come the day they land. Many closings can be signed remotely; your title company confirms what your lender allows.

Schools

Every quiz result lists the school zones on record for that neighborhood and links to Virginia's official School Quality Profiles. Zones get redrawn, so confirm with the school division before you buy.

Commute

Results show the distance to downtown. Ask and your agent will drive your route at rush hour and send you the real time.

Cost of living

As of September 2026 a typical home runs $392K in the Richmond metro and $464K around Charlottesville, against $570K in Washington DC, $731K in New York, $726K in Boston, $477K in Miami, $950K in Los Angeles. Tell us where you live now and we will send what your budget buys in each of your top areas.

Taxes

Virginia has a state income tax. Real estate tax is set by each county or city per $100 of assessed value, from $0.46 to $1.20 across our areas in 2025, and most localities also bill a yearly tax on cars. The guide has the full table.

People who made the move

“We were moving from NH to VA so already we were feeling all the feels about such a big move but Katie made us feel so comfortable. She dedicated a week to us to do as many showings when we drove down to tour houses and answered all of our questions and gave us feedback on areas … we ended up doing a virtual tour with her when we were back in NH and it ended up being the home we purchased and fell in love with.”

“Moving from Ohio to Virginia was a huge undertaking, and there were truly moments of overwhelm and despair, but my realtor, Jai Bridges, listened to my concerns and worked incredibly hard to find the perfect home for me. The entire team provided confidence and professionalism to the process. Extremely grateful!”

Questions

Where do the prices come from?

Closed sales in the regional MLS over the last five years. Each area shows the median of its neighborhoods, and each neighborhood in the full quiz shows the middle half of what homes actually sold for. Your agent gives you a current read before you make an offer.

Do I have to talk to anyone to see my results?

No. Your best match shows right away with no form: the neighborhood, its county, and the two biggest reasons it fits your answers. Its price range and your other two matches stay hidden until you add your name and email; that also sends you the relocation guide. Phone is optional: add it only if you want a local agent to text you.

Can I really buy a home without visiting first?

Yes. You can tour by live video first and fly in once, for the final walk through or for closing. Your agent shows every room, the street and the drive, and sends the inspection report the day it lands.

What does it cost to work with a Keeton & Co agent?

The quiz and the first video call are free. How your agent is paid is written into a buyer agreement you sign before touring, which Virginia requires, so you know the terms up front.

Which parts of Virginia do you cover?

Richmond and the counties around it, Charlottesville and Albemarle, and Lake Anna, from offices in Glen Allen, Lynchburg/Forest, Charlottesville.

I still have a home to sell where I live now. Can you help?

Yes. We can introduce you to an agent we trust in your current city and line up both closings so you are not paying for two homes longer than you need to.

Ready to find your spot?
