Most Virginia brokerages give you tools to find leads: a CRM, a website, maybe a portal account. Few give you the leads, and fewer still have someone call them and put an appointment on your calendar. Keeton & Co does both through our Leads services: 1,500+ leads and 300+ ISA-set appointments a month (company data, 2026).
I’m Daniel Keeton, broker and founder. Yes, I’m biased. Here’s how to tell real lead help from marketing copy.
What counts as “giving agents leads”?
| Level | What you get | What you still do |
|---|---|---|
| Tools only | CRM, IDX site, templates | Generate, call and convert everything |
| Raw leads | Names and numbers from portals or ads | Call fast, qualify, chase |
| ISA-set appointments | Qualified people booked on your calendar | Show up and serve |
Who offers leads in Virginia?
Teams often do. The Hogan Group’s careers page highlights “warm leads” and says it “connects their agents with people that are looking to” buy or sell (hogangrp.com/careers, checked November 1, 2026). The trade-off on a team is working under the team’s brand and split.
At most traditional and cloud brokerages, lead generation is up to you. Ask any brokerage for last month’s appointment count, not its lead count.
How do Keeton & Co’s Leads services work?
- Our marketing generates inquiries: 1,500+ a month.
- Our in-house ISA team calls and texts them, qualifies them and sets appointments: 300+ a month.
- You meet the client under your own brand. A team-level service without joining a team.
It’s one of seven services, alongside Listing, Field tech, Transaction, Marketing, Showing help and Technology (see all services).
| Keeton & Co Leads snapshot (company data, 2026) | |
|---|---|
| Leads per month | 1,500+ |
| ISA appointments per month | 300+ |
| Avg net, top 10% of agents | $180K |
| Top agent net | $476K |
Katie M. went from $36K to $183K in her second year. Josh H. went from $35K to $106K.
How do leads fit with compensation?
Most brokerages have one plan. We have several, based on what you need in your career. If you build from your sphere, the Individual plan: 70/30 for 0-20 deals, 80/20 for 21+, 85/15 above $7M, 90/10 above $9M, 92/8 above $12M, all capped at $20,000 a year, then 100% with a $200 transaction fee. No E&O, desk or office fee. When you want appointments, the Leads plan is the upgrade. You can switch plans every quarter. Your plan follows your career instead of locking you in for a year.
What should you ask any brokerage about leads?
| Question | Good answer |
|---|---|
| How many appointments did agents get last month? | A specific number |
| Who calls the lead first, and how fast? | A named in-house team |
| What’s the cost, and when is it paid? | Written, only on closing |
| Can I keep my brand? | Yes |
| What happens to leads I don’t close? | Clear nurture plan |
Pros and cons of lead services
| Pros | Cons |
|---|---|
| Fuller calendar fast | Costs more per deal than sphere business |
| Skill-building reps for newer agents | You must follow up consistently |
| Predictable pipeline | Not every appointment converts |
Pair it with your sphere. See lead service plan or build from your sphere and what to do with an appointment a lead service sets.
