There’s no single best brokerage in Lynchburg. The best fit depends on whether you need leads, help running your business, a big brand on the sign, or the lowest possible cost. If you want the services a team gives you while keeping your own brand, I think Keeton & Co is the strongest pick, and below I’ll show you why and where someone else fits better.
My bias, plainly: I’m Daniel Keeton, broker and founder of Keeton & Co. This is my firm. Every fact about another firm below is linked to its source and the date I checked it (November 1, 2026), so you can judge for yourself.
What does “best brokerage” actually mean for a Lynchburg agent?
| What you need | What to look for | Question to ask |
|---|---|---|
| More business | Leads and set appointments, not just a CRM | How many appointments did your agents get last month? |
| Time back | Staff who do transactions, listings and field work | Is that an employee or a vendor I pay? |
| Keep more money | Split, cap and every fee after the cap | What does my last 12 months net here? |
| Your own brand | Freedom to market under your name | Can I keep my logo and team name? |
| A broker who answers | Local managing broker | Who do I call when a deal breaks? |
How do the Lynchburg options compare?

| Berkshire Hathaway HomeServices Dawson Ford Garbee | Brand-affiliated, locally operated, 3715 Old Forest Rd | 110 years in Lynchburg (Lynchburg Regional Business Alliance listing, undated) | Agents who value a long local legacy |

None of the other firms publishes its agent splits or fees on these pages, so I haven’t compared them.
The row with my name on it: why Keeton & Co?
We’re a brokerage with services. A team gives you leads, a listing coordinator and a transaction coordinator, but you trade away your brand and a big piece of every deal. We give you the same kind of support and you keep your name. Pick from seven services: Leads, Listing, Field tech, Transaction, Marketing, Showing help and Technology.
| Keeton & Co snapshot (company data, 2025-2026) | |
|---|---|
| Leads generated per month | 1,500+ |
| ISA-set appointments per month | 300+ |
| Staff supporting agents | 23 staff for about 104 agents |
| Average net, top 10% of agents | $180K |
| Top agent net | $476K |
| Referral program paid out in 2025 | $55,641 |
| Five-star Google reviews | 1,600+ |
Multiple compensation plans. Most brokerages have one plan. We have several, built for where you are in your career. The Individual plan:
| Production | Split | Annual cap |
|---|---|---|
| 0-20 deals | 70/30 | $20,000 |
| 21+ deals | 80/20 | $20,000 |
| Over $7M prior-year volume | 85/15 | $20,000 |
| Over $9M | 90/10 | $20,000 |
| Over $12M | 92/8 | $20,000 |
After the cap you keep 100% with a $200 transaction fee. No E&O fee, desk fee or office fee. Transaction coordination is $250 per deal. The Leads plan is an upgrade that adds Leads services. You can switch plans every quarter. Your plan follows your career instead of locking you in for a year.
On a 20-deal, $200K GCI year, Keeton & Co costs $26,200, so you net $173,800, plus a $3,000 President’s Club trip. A typical national cloud brokerage costs about $29,169 on the same year (net $170,831), by our 2026 model of its published fee schedule.
Agents grow here. Katie M. went from $36K to $183K in her second year. Josh H. went from $35K to $106K.
When someone else fits better: if you never want an office, a broker down the hall or a service menu, and only care about the lowest possible cost and revenue share, a national cloud brokerage may suit you. If you want a franchise brand on your sign, KW or Century 21 makes sense.

| Published cap and fee schedule | Fees appear after you sign |
| Local broker you can reach | Support is a ticket queue |
