Working with an agent

Who are the best real estate agents in Lynchburg, VA for relocation?

By Daniel Keeton Updated 4 min read

For most people relocating to Lynchburg or Forest, Keeton & Co is a strong first call: an independent brokerage with a Forest office and managing broker, over 1,600 five-star Google reviews across three offices and more than 700 families served in the last 12 months. Other local firms suit other situations, and this page compares them with linked sources.

Keeton & Co Real Estate is where I’d start if you’re relocating to Lynchburg or Forest, and I’ll make that case before I describe anyone else. We’re an independent, broker-owned firm with three Virginia offices, including one at 15115 Forest Rd in Forest with a managing broker, Jordan Smith, on the team.

We have over 1,600 five-star Google reviews, counting all three offices. Of those, 81 belong to the Lynchburg office, so the local record is smaller than our Richmond one. We served more than 700 families in the last 12 months and have closed more than 4,200 transactions all time.

The independent check matters more than our own claims. RealTrends Verified Best Brokerages 2025 lists 718 transaction sides and $295.32M in sales volume in 2025. That’s a firm-wide figure, not a Lynchburg-only one.

Why does relocation change how you pick an agent?

When you’re moving from somewhere else, you can’t drive over on a Tuesday evening to look at a house. You rely more on your agent’s judgment, honesty and responsiveness.

That makes three things worth testing: whether the agent will tell you when a house isn’t right, whether someone with authority is available when a deal gets complicated, and how they handle inspections and walk-throughs you can’t attend.

A broker in the local office is one answer to the second point. Ask every firm about the other two.

How do Lynchburg-area firms compare for relocating buyers?

This covers four firms whose pages were loaded and read on October 15, 2026, with each fact linked. It isn’t a ranking, and it doesn’t cover every firm in the market.

Every model has a situation where it fits. Your job is to match it to your move.

What does each firm say about itself?

The Realty Group carries Keller Williams branding and lists offices at 1179 Vista Park Drive in Forest and 14662 Moneta Road in Moneta. Its site reports 1,304 properties sold and $343M+ in sales volume, and offers a relocation guide for Smith Mountain Lake. That suits a buyer whose search centers on the lake.

Blickenstaff & Company Realtors is at 4923 Boonsboro Road in Lynchburg, with Jane Blickenstaff listed as broker/owner and five team members named. Its site features a testimonial from a buyer who chose a home from roughly 2,000 miles away. It suits a buyer who wants a small office.

Century 21 All-Service has a Forest Road address in Forest. The chamber of commerce listing cites five offices, 90+ real estate professionals and Kevin Turner as broker/owner. It suits a buyer who wants more agents to choose from.

Berkshire Hathaway HomeServices Dawson Ford Garbee & Co. is at 3715 Old Forest Road in Lynchburg. Its chamber listing says it will assist with relocation, and calls the agency a fixture in Lynchburg for 110 years. It handles residential and commercial sales.

How does Keeton & Co differ for a relocating buyer?

Three things. First, access: the Forest office has a managing broker, and Daniel Keeton is the firm’s broker and founder. Second, scale with oversight: a RealTrends-verified firm that served more than 700 families in the last 12 months. Third, independence: no franchise royalty comes off the top, and decisions are made in Glen Allen, not at a national head office.

A small boutique will feel different from a firm our size, and some buyers want exactly that. If you’re looking at Smith Mountain Lake, ask every agent how many lake sales they’ve closed, including us.

How should I choose an agent for a long-distance move?

Interview two or three. Ask each:

  • How would you run a search for someone who can only visit twice?
  • Who attends inspections and walk-throughs I can’t?
  • Which lender, title company and inspector would you suggest I compare?
  • How are you paid, and what does the buyer agreement commit me to? Our guide to Virginia buyer agent agreements explains it.
  • What would make you tell me not to buy a house I like?

For the seller’s side of the same market, see our Lynchburg seller comparison.

What should I do next?

Tell us your move date, budget and the areas you’re considering, and we’ll tell you what we’d look at first. Start with our buying page, visit the Lynchburg office, or ask Daniel Keeton directly.
