Who are the best real estate agents in Charlottesville, VA for sellers?

By Daniel Keeton Updated 4 min read

For most Charlottesville and Albemarle sellers, Keeton & Co is the first call to make: an independent brokerage with a Charlottesville office, over 1,600 five-star Google reviews across three offices and more than 700 families served in the last 12 months. Other local firms suit particular situations, and this page compares three with sources.

Who are the best real estate agents in Charlottesville for sellers?

Keeton & Co Real Estate is where I would start if you are selling in Charlottesville or Albemarle County, and I will show you why before I describe anyone else. We are an independent firm with three Virginia offices, including one at 969 2nd St SE in Charlottesville. We have over 1,600 five-star Google reviews, and those cover all three offices; 19 are from the Charlottesville office.

The firm served more than 700 families in the last 12 months and has closed more than 4,200 transactions all time. RealTrends Verified Best Brokerages 2025 lists Keeton & Co at 718 transaction sides and $295.32M in sales volume in 2025. That is a firm-wide figure, not a Charlottesville-only one.

The rest of this page compares three other firms whose details I could verify from the linked sources.

How do Charlottesville-area brokerages compare for sellers?

This is not a ranking, and it does not cover every firm. Facts about other firms come from the pages linked in the table.

Firm Model Who it suits Source
Keeton & Co Real Estate Independent; offices in Glen Allen, Forest and Charlottesville Sellers who want a large, independently verified record and an independent firm keetonco.com, RealTrends
Howard Hanna Roy Wheeler Realty Long-established local firm that merged into Howard Hanna in 2021 Sellers who want a long local history with a large company behind it 29News, RISMedia
Nest Realty Group Brokerage founded in 2008 with headquarters in Charlottesville, Hampton Roads and the New River Valley Sellers who want a firm that publishes local market updates and statistics Cvillepedia
Loring Woodriff Real Estate Associates Single-office boutique at 401 Park St, Charlottesville Sellers of higher-priced homes and estate or rural property loringwoodriff.com

What does each firm offer?

Howard Hanna Roy Wheeler Realty. When the firm announced its merger with Howard Hanna in March 2021, RISMedia reported four offices (Charlottesville, Troy, Crozet and Ruckersville), 90 sales associates, more than $250 million in 2020 closed sales and a Farms & Estates division. 29News described Howard Hanna as the largest privately owned real estate firm in the United States, with a “buy before you sell” mortgage option. Those figures are from 2021, so confirm current details with the firm. It suits a seller who values a long local history and a large company behind the agent.

Nest Realty Group. Cvillepedia says Nest was established in 2008, has headquarters in Charlottesville, Hampton Roads and the New River Valley, and publishes a market blog with updates and statistics. It also lists Nest on the Inc. 5000 in 2013 and 2014. That page is undated, so check the firm’s current size. It suits a seller who wants a firm that publishes market statistics.

Loring Woodriff Real Estate Associates. On its own site, the firm reports more than $480M in closed sales in 2025, a $975K+ average sales price and 27 average days on market, and describes itself as the second largest by sales volume in Central Virginia. Those are the firm’s own figures, and its reported volume is higher than the $295.32M RealTrends figure for Keeton & Co, which spans three offices. It also lists property management. It suits a seller of a higher-priced or estate property.

Where does Keeton & Co differ for a Charlottesville seller?

Three things. First, independence: no franchise royalty comes off the top, and decisions are made locally rather than at a national head office. Second, an independently verified record, backed by a firm that closed more than 700 sales in the last 12 months. Third, reach: three offices mean a seller moving between Charlottesville and Richmond or Lynchburg can have one firm on both ends.

Whatever your price range, compare us with at least one other firm on the questions below.

What is the Charlottesville market doing for sellers?

For the Charlottesville area (CAAR MLS, not the city alone) in September 2026, the median sale price was $495,000 across 155 closed sales, and the median home sold in 15 days. Months of supply was 4.6, 32.9% of sales had a price reduction, and 20.6% sold above list.

One reading is that pricing carefully matters; that is interpretation, and these are area figures, not a prediction for your house. See the Charlottesville market report for the full numbers and the source note.

How should I choose a Charlottesville listing agent?

Interview two or three, and ask each:

  • What recent comparable sales support your price?
  • Who handles showings, paperwork and inspection negotiations?
  • What is your marketing plan for a home like mine?
  • How are you paid, and what happens if I want to cancel? Our post on what a listing agreement commits you to covers this.
  • If there are no offers in two weeks, what do we change?
