Lynchburg is a river city in the foothills of the Blue Ridge Mountains, home to roughly 79,000 people and five colleges. If you are weighing a move there, the question is less whether the city is good and more which kind of place within it you want.
I’ll tell you what I can support and what I can’t. We don’t publish Lynchburg market data yet, so this post has no price numbers, and I won’t guess at schools, safety or who the city is right for.
What kind of city is Lynchburg?
The 2020 census counted 79,009 people in Lynchburg, and the metro area had 261,593, according to Wikipedia’s entry on the city. That makes it the 11th most populous city in Virginia and the metro the state’s fifth largest.
It sits on the James River, and the city is known as the City of Seven Hills. That matters when you shop for a house: hills mean varied lots, views and, in some places, steep streets and driveways worth walking.
What anchors the local economy?
The same source lists Liberty University, the University of Lynchburg, Randolph College, Virginia University of Lynchburg and Central Virginia Community College in the city. Liberty University says it is the largest employer in the Lynchburg region, per that article.
Practically, that means a steady flow of students, faculty and staff, which affects rental demand and the pace of certain neighborhoods. It is an observation about institutions, not a prediction about prices.
What are the older neighborhoods like?
The entry lists several historic districts, including Rivermont, Garland Hill, Federal Hill and Diamond Hill, and its downtown has drawn private investment, according to the same entry. Older housing can be a big draw, with character and walkable streets.
It can also mean older systems. A pre-purchase inspection matters more on an older home, and our post on how an inspection contingency works explains your options.
Where does Forest fit in?
Forest is a census-designated place in eastern Bedford County, about 10 miles northeast of downtown Lynchburg, with 11,709 residents at the 2020 census, per Wikipedia. Many people searching for Lynchburg homes end up looking there too, and our Lynchburg-area office is on Forest Road. See our post on whether Forest is a good place to live.
The tradeoff to weigh is city versus county: different local governments, services and taxes. Confirm the specifics for any address you consider with the locality itself.
What should you check before you commit?
Visit at the times you would actually be there, such as rush hour and a weeknight. Test your commute and your route to the places you use weekly. Check flood status for any property near the river or a creek, and ask your lender about insurance costs early.
For schools, check the data published by the school divisions directly and visit; I won’t characterize them here. If you are also weighing other Central Virginia cities, our comparison of Richmond, Charlottesville and Lynchburg helps.
