In Charlottesville, the typical home goes under contract in about 12 days, based on 2,026 area sales over the 12 months ending Oct. 31, 2026. Closing usually takes another 30 to 45 days. Add a few weeks to get the house ready, and most sellers should plan on about two to three months from deciding to sell to getting paid. Homes priced right in spring move fastest. Overpriced homes in winter can sit for months.
There wasn’t an AI-generated answer for this question when we checked on Nov. 2, 2026 (Google blocked our automated capture and Brave showed no AI summary), so here are the top search results instead. Brave’s leading result, from a local agent’s site, says: “If you’re looking to sell your home in Charlottesville, VA, you can expect the process to take around three months. On average, it takes 73 days for a home in Virginia to be sold, with 38 days for an offer to be made and an additional 35 days…” Redfin’s Charlottesville market page, also in those results, says: “Charlottesville is very competitive. Homes sell in 26 days.”
Both figures are useful, but they measure different things. The 73 days is a statewide average from listing to closing. Redfin’s number uses its own method for the city alone. Local MLS data shows that the time to an accepted offer is shorter than either suggests.

Half of area homes went under contract in 12 days or less. The other half took longer, and that’s where pricing and condition make the difference.
Buyers and their agents can see a listing’s price history. It’s better to price right the first time than to cut the price in week three.
How long does it take from listing to closing?
| Stage | Typical time in Charlottesville |
|---|---|
| Prep: repairs, cleaning, photos | 2–4 weeks |
| On market to accepted offer | About 12 days (area median) |
| Contract to closing | 30–45 days for most financed buyers |
| Total, from decision to cash | About 2–3 months |
Cash buyers can close in two to three weeks. VA, FHA and rural-development loans, or a buyer who has to sell their own home first, can stretch closing past 45 days.
Order a pre-listing inspection on an older Charlottesville home. Surprises found in the buyer’s inspection are the most common reason contracts here get renegotiated or fall apart.

Spring is the clear winner. Homes that closed in April and May 2026 had a median of just 6 days on market, about a quarter of February’s pace. Fall still works, with homes that closed in September averaging a 15-day median. UVA’s calendar matters too, since faculty and staff moves cluster in late spring and summer.
If you’re aiming for spring, start prep in January. The best-prepared listings hit the market in March, ahead of the April rush.
Is the Charlottesville market slowing down?
A little. Area months of supply was 4.6 in September 2026, up from 4.3 in October 2025, and active listings rose to 786. That’s close to a balanced market. Sellers still get full price on well-priced homes, but buyers have more choices and more leverage on homes that need work. What slows a Charlottesville sale down?
| Factor | Why it adds time | What to do |
|---|---|---|
| Price above recent comps | Buyers and appraisers both push back | Price against sales from the last 3–6 months |
| Deferred maintenance | Inspection renegotiations or failed contracts | Pre-inspect and fix safety items |
| Well, septic or rural acreage (Albemarle) | Extra inspections and lender requirements | Gather septic and well records before listing |
| Listing in December–February | Fewer buyers | Wait for spring if you can |
| Weak photos or no floor plan | Fewer showings in the first week | Professional photos and a floor plan |
