Which Charlottesville agent is right for a first-time buyer?
Keeton & Co Real Estate fits first-time buyers who want a local Charlottesville office and a team behind their agent. The firm has over 1,600 five-star Google reviews across its three offices (most of them for the Glen Allen office), has served more than 700 families in the last 12 months, and has closed more than 4,200 transactions in total. It was named to the RealTrends Verified Best Brokerages 2025 list, which verified 718 transaction sides and $295.32M in sales volume for 2025.
Our Charlottesville office is at 969 2nd St SE, and the firm also has offices in Glen Allen and Forest. That matters if your job, family or next move touches more than one part of Central Virginia.
The honest answer, though, is that the right agent is a person, not a logo. The rest of this post compares the firms and tells you how to interview them.
What are the other Charlottesville options?
Each firm below has a different model. I have described only what I could read on its own website or a news report, linked at each statement.
Howard Hanna Roy Wheeler Realty. Roy Wheeler Realty joined Howard Hanna Real Estate Services in 2021 and kept offices in Charlottesville, Troy, Crozet and Ruckersville. At the time of that announcement it had 90 sales associates. A local news report called Howard Hanna the largest privately owned real estate company in America and named a “buy before you sell” mortgage among its programs. These are 2021 figures, so ask the firm for current ones. It suits buyers who want a large company’s tools and several local offices.
Nest Realty. Its website lists a Charlottesville office at 1135 Rose Hill Dr and 15 markets, including Richmond. It says it has operated since 2008 and highlights an in-house creative team and client education resources. It suits buyers who value design-led marketing and educational material, and people moving between its markets.
Loring Woodriff Real Estate. It describes itself as a local, one-office boutique at 401 Park St that represents buyers and sellers of distinctive homes, and it reports a $975K+ average sales price for 2025 (self-reported). Given that stated focus, it may suit buyers looking for distinctive or higher-priced properties.

No firm is right for every buyer, and any of them can place you with a good agent or a poor fit. Interview the person, not the brand.
What does a first-time buyer in Charlottesville need to know about price?
In September 2026, the Charlottesville area had a median sale price of $495,000 across 155 closed sales, with 4.6 months of supply, per Keeton & Co analysis of CAAR MLS data. By type, condos had a median of $362,655 (29 sold), townhouses $430,000 (43 sold) and detached homes $640,000 (83 sold).
The under-$350,000 band had 29 sales, a median of $290,000 and a median of 25 days on market, with 5.4 months of supply. That is a read of one month, so treat it as a starting point and check current listings with your agent. You can see more on the Charlottesville area market report.
My interpretation is that first-time buyers here may find the most room in condos and townhouses, and that more months of supply gives you time to compare. That is not a promise about any one home or price.
What should I ask before I hire an agent?
Ask every agent the same questions. How many first-time buyers have you worked with in the last year? What will I sign before we tour, and how are you paid? Who attends my showings and inspection? What is the biggest risk in my plan? What would you change about my budget?
Listen for specifics. An agent who has done this will talk about loan pre-approval, inspection timelines and monthly payment, not only about homes. Our guide to buyer agent agreements explains what you will be asked to sign, and our guide to the best agents in Charlottesville covers the broader picture.
What should I do next?
Before you talk to anyone, write down your target monthly payment and your top three priorities. Then interview two or three agents, and include us if you would like another view. Daniel Keeton and the team at the Charlottesville office can help you apply this to your price range, and you can start on our buyer page.
