Keeton & Co is where I’d point most Lynchburg and Forest agents to start. It is independent, it has a managing broker in the Forest office, and it gives agents appointments and staff, not only a desk. Cloud brokerages suit a different kind of agent, and I’ll lay out how, with sources.
The real question isn’t virtual versus local. It’s who helps you when you need it.
Why does Keeton & Co fit a Lynchburg agent?
Keeton & Co is independent, with three offices: Glen Allen, Forest (Lynchburg) and Charlottesville. There is no franchise royalty coming off the top of your commission. Jordan Smith is Managing Broker for Lynchburg, and Daniel Keeton is Broker & Founder.
Four things set the firm apart for agents:
- Lead Service (optional). Our marketing generates inquiries, and our in-house Inside Sales Team qualifies them and sets the appointment on your calendar. Our inside sales team books 300+ appointments a month for our agents.
- KAI. An AI assistant built only for Keeton & Co agents, connected to the MLS, your transactions, goals and CRM.
- Staffed support. A transaction coordinator, marketing team, IT and admin help and a field technician.
- Verified track record. RealTrends Verified Best Brokerages 2025: 718 transaction sides and $295.32M in sales volume in 2025.
Our standard plan is published here; Lead Services plan details are shared privately during a confidential conversation with our team.
What do the cloud and national models offer?
The facts below come from the linked pages. The fit is my read.
eXp Realty. A 2017 company press release describes eXp as cloud-based and agent-owned, with a 3-D virtual office environment and company stock available to agents based on production and contributions. A RealTrends agent profile lists an eXp agent in Lynchburg, and the press release is old, so check current terms. It suits an agent who is self-directed, works well remotely and values equity participation.
National cloud brokerages. Several national, technology-based brokerages have added Virginia agents and teams in recent years, often with stock incentives and team programs. They may suit someone who wants a national brand with a growing local roster.
Long & Foster. A March 2023 company newsroom post names a manager for the Lynchburg/Forest office and describes the company as part of HomeServices of America. It is an office-based national company, and leadership may have changed since. It suits agents who want a large company’s brand and a physical office.
How do they compare side by side?
| Firm | Model | Who it suits | Source |
|---|---|---|---|
| Keeton & Co | Independent, three offices, managing broker in Forest | Agents who want appointments, staff and a local broker | RealTrends |
| eXp Realty | Cloud-based, agent-owned | Self-directed agents comfortable working remotely | Press release |
| Long & Foster | National company, local office | Agents wanting a large brand and an office | Newsroom |
How should I choose?
Ask every firm the same questions:
- Run my last twelve months through your full fee schedule and show me the net.
- Who answers my call when a contract goes sideways, and where do they sit?
- Who sets my appointments, and what does that cost me?
- What do I get from staff, not software?
- What happens to my pending deals if I move?
Our Richmond checklist works the same way in Lynchburg, and our cloud brokerage cost post shows how to run the numbers. My read: agents who value in-person support should weigh question two heavily.
What should I do next?
Send us your last twelve months and ask for a confidential comparison. It will show what you’d net here, and we’ll say plainly if staying put is better. Start at our join page, contact us, or read about Daniel Keeton.
