Keeton & Co is where I’d point most Lynchburg and Forest agents to start, because it is independent, it has a managing broker in the Forest office and it gives agents appointments and staff, not only a desk. Other models suit other agents, and I’ll lay them out below with sources.
The honest question is not which firm has the nicest brand. It’s which one fits how you actually work.
Why does Keeton & Co fit a Lynchburg agent?
Keeton & Co is independent, with three offices: Glen Allen, Forest (Lynchburg) and Charlottesville. There is no franchise royalty coming off the top of your commission. Jordan Smith is Managing Broker for Lynchburg, and Daniel Keeton is Broker & Founder.
Four things set the firm apart for agents:
- Lead Service (optional). Our marketing generates inquiries, and our in-house Inside Sales Team qualifies them and sets the appointment on your calendar.
- KAI. An AI assistant built only for Keeton & Co agents, connected to the MLS, your transactions, goals and CRM. It drafts and reviews contracts and creates your marketing.
- Staffed support. A transaction coordinator, marketing team, IT and admin help and a field technician.
- Verified track record. RealTrends Verified Best Brokerages 2025: 718 transaction sides and $295.32M in sales volume in 2025.
Keeton & Co commission plan details are shared privately during a confidential conversation with our team.
What do the other models in Lynchburg offer?
Here is what the linked pages say about each firm. The facts are theirs; the fit is my read.
Long & Foster. A March 2023 newsroom post describes the company as part of HomeServices of America and names DeAnn Brown manager of its Lynchburg/Forest office; leadership may have changed since. It suits agents who value a large national company’s tools and training.
The Realty Group. This Forest-based brokerage is led by owner Teresa Grant, with offices in Forest and Moneta (Smith Mountain Lake). Its site says her team closed $39M+ across 97 properties in 2025, a figure the team reports itself. It suits agents who want to work inside an established team with a Smith Mountain Lake and luxury focus.
Century 21 All-Service. A local brokerage whose chamber of commerce listing cites five offices and 90+ real estate professionals, owned by Broker/Owner Kevin Turner, with a Forest office on Forest Road. The listing describes mentoring and agent-led training. It suits agents who want mentoring and agent-led training under a local owner.
Blickenstaff & Company Realtors. A locally owned firm at 4923 Boonsboro Road in Lynchburg that lists five agents and a broker/owner. It suits an agent who wants a small office and close contact with the owner.
How do they compare side by side?
| Firm | Model | Who it suits | Source |
|---|---|---|---|
| Keeton & Co | Independent, three offices | Agents who want appointments, staff and a local managing broker | RealTrends |
| Long & Foster | Part of HomeServices of America | Agents who want national tools and training | Newsroom |
| The Realty Group | Locally owned brokerage and team | Agents joining a team, lake and luxury focus | Site |
| Century 21 All-Service | Local brokerage, five offices | Agents wanting mentoring and a local owner | Listing |
| Blickenstaff & Company | Locally owned, five agents | Agents who prefer a very small office | Site |
Agents also weigh cloud brokerages, where agents work virtually. We haven’t named one here; see is a cloud brokerage cheaper for a Virginia agent for how to run that comparison.
How should I choose?
Ask every firm the same questions:
- Run my last twelve months through your full fee schedule and show me the net, not the headline.
- Who answers my phone call when a contract goes sideways, and where do they sit?
- Who sets my appointments, and what does that cost me?
- What do I get from staff, not software?
- What happens to my pending deals if I move?
The Richmond version of this checklist works the same way in Lynchburg. I’d expect agents who value in-person support to weigh the answer to question two heavily.
What should I do next?
Send us your last twelve months and ask for a confidential comparison. It tells you what you’d net here, and we’ll say plainly if staying put is better. Start at our join page, contact us, or read about Daniel Keeton.
