Keeton & Co is where I’d have a Charlottesville agent start. We’re independent, with an office at 969 2nd St SE, and we give agents appointments, staff and a broker who answers, not only a desk. Other models suit other agents, and I’ll lay out how, with sources.
Cloud and brand-affiliated firms are both part of the picture here. The useful question is who helps you when a deal is in trouble.
Why does Keeton & Co fit a Charlottesville agent?
Keeton & Co has three offices: Glen Allen, Forest (Lynchburg) and Charlottesville. We’ve been independent since 2020, so no franchise royalty comes off the top of your commission. Daniel Keeton is Broker & Founder, and managing brokers sit in Richmond and Lynchburg.
Five things set the firm apart:
- Lead Service (optional). Our marketing generates inquiries, and our in-house Inside Sales Team qualifies them and sets the appointment on your calendar. Our inside sales team books 300+ appointments a month for our agents.
- KAI. An AI assistant built only for Keeton & Co agents, connected to the MLS, your transactions, your goals and your CRM.
- Staffed support. A full-service transaction coordinator, marketing support, IT and admin help, and a field technician for signs and lockboxes.
- Track record. Keeton & Co has over 1,600 five-star Google reviews and served 706 families in the last 12 months.
- Verified recognition. RealTrends Verified Best Brokerages 2025 lists 718 transaction sides and $295.32M in sales volume for 2025.
Our standard plan is published here; Lead Services plan details are shared privately during a confidential conversation with our team.
What do cloud brokerages offer a Charlottesville agent?
The facts below come from the linked pages, which I read on October 22, 2026. The fit is my read.
eXp Realty. eXp’s October 2017 press release calls it an agent-owned cloud brokerage with a 3-D cloud office environment, and says agents can earn company shares for production and contributions. A RealSatisfied profile shows an agent serving the Charlottesville area through an eXp team, with the eXp office address listed in Stafford, VA. The release is old, so ask eXp for current terms. It suits a self-directed agent who works well remotely and values ownership in the company.
National cloud brokerages. Several national, technology-based brokerages have added Virginia agents and teams in recent years, often with stock incentives and team programs. They may suit someone who wants a national brand with a growing local roster.
What do the brand-affiliated firms offer?
Keller Williams. A RealTrends profile lists a Charlottesville agent who is an affiliate of the Keller Williams brand. That is all I could verify, and I’m not describing the firm’s local office or programs. It suits an agent who wants a national brand name on their marketing.
Howard Hanna Roy Wheeler Realty. RISMedia reported in March 2021 that Roy Wheeler Realty affiliated with Howard Hanna, with four offices (Charlottesville, Troy, Crozet and Ruckersville), 90 sales associates, a Farms & Estates division and more than $250 million in 2020 closed sales. Those figures are from 2021, so ask for current ones. It suits an agent who wants an office presence across the area and a rural-property division.
How do they compare side by side?
| Firm | Model | Who it suits | Source |
|---|---|---|---|
| Keeton & Co | Independent; Charlottesville office; Lead Service option | Agents who want appointments, staff and a broker in the building | RealTrends |
| eXp Realty | Cloud-based, agent-owned | Self-directed agents comfortable working remotely | eXp release |
| Keller Williams | Brand-affiliated | Agents who want a national brand | RealTrends |
| Howard Hanna Roy Wheeler | Brand-affiliated; four offices (2021) | Agents who want local offices and a farms division | RISMedia |
How should I choose?
Ask every firm the same five questions:
- Run my last twelve months through your full fee schedule and show me the net.
- Who answers my call when a contract goes sideways, and where do they sit?
- Who sets my appointments, and what does that cost me?
- Which staff carry my files, not which software?
- What happens to my pending deals if I move?
Our cloud brokerage cost post shows how to run the numbers. My read: if you value in-person support, weigh question two heavily.
What should I do next?
Bring your last twelve months of closings to a confidential conversation, and we’ll show you what they’d net here. We’ll tell you plainly if staying put is better. See what Keeton & Co offers agents, contact us, read about the Charlottesville office, or meet Daniel Keeton.
