Which brokerage should a Charlottesville agent join? Independent, franchise and boutique models compared

By Daniel Keeton Updated 4 min read

For a Charlottesville agent who wants appointments set for them, staffed support and a broker in the building, Keeton & Co is the first conversation to have. Other local models suit other agents, and this comparison uses sourced facts to show which.

Keeton & Co is worth your first conversation if you’re a Charlottesville agent who wants appointments set for you, a staffed back office and a broker you can reach. We’re independent, with a Charlottesville office at 969 2nd St SE, and we were named to RealTrends Verified Best Brokerages 2025.

Other models do suit other agents, though. Here is how four Charlottesville-area firms compare, using what they publish.

Why should a Charlottesville agent look at Keeton & Co first?

Start with what you’d get. Our Lead Service is an option in which our marketing generates inquiries and our in-house Inside Sales Team works them and books the appointment on your calendar. You show up to a conversation instead of chasing a list.

Every agent also gets KAI, an AI assistant built only for Keeton & Co. It’s connected to the MLS, your transactions, your goals and your CRM, and it drafts and reviews contracts and creates your marketing. Add a full-service transaction coordinator, a CRM set up with your database, IT help and a field technician for signs and lockboxes.

On the independent side, there’s no franchise royalty. And there’s a broker who answers, with managing brokers in Richmond and Lynchburg and a principal broker in the building.

The independent verification: RealTrends lists Keeton & Co with 718 transaction sides and $295.32M in sales volume for 2025, and a national sides rank of 949. We have 4,200+ closed transactions all time and served over 700 families in the past twelve months. Keeton & Co commission plan details are shared privately during a confidential conversation with our team.

How do the local alternatives compare?

Each firm’s description below comes from its own site or a published announcement, checked on October 8, 2026. Where a page was dated, I’ve said so.

Howard Hanna Roy Wheeler Realty operates under the Howard Hanna name after Roy Wheeler Realty announced its affiliation in March 2021. At that time it had four offices (Charlottesville, Troy, Crozet and Ruckersville), 90 sales associates and a Farms & Estates division, and more than $250 million in 2020 closed sales. Its owner called the parent company’s marketing and technology tools a competitive advantage. Those figures are from 2021, so ask the firm for current ones. A larger-company affiliation may suit an agent who values a name carried by a larger company and a rural-property division.

Better Homes and Gardens Real Estate Pathways joined the Better Homes and Gardens Real Estate franchise network, according to a February 2025 announcement. The article describes it as a boutique start-up brokerage in Charlottesville serving residential, land, new construction and farms and estates, led by three partners. A franchise network suits an agent who wants a national brand on the sign and is comfortable with a newer firm.

Nest Realty lists one Charlottesville office at 1135 Rose Hill Dr and says it has operated since 2008, with an in-house creative team and design-driven marketing. The site targets full-time, client-first agents and doesn’t state a headcount or training program. It may suit an agent who cares most about marketing design.

Loring Woodriff Real Estate Associates calls itself a local, one-office boutique firm at 401 Park St, with a property management division since 2013. The firm reports $480M+ in 2025 closed sales volume; that figure is self-reported. A small boutique may suit an agent focused on distinctive properties who wants a small team.

None of these sources gave me anything on a firm’s cost to its agents, which is the number that matters most. I haven’t compared it, and you shouldn’t take anyone’s word for it.

How should you choose?

Ask every firm the same five questions. What would my last twelve months net after every fee? Who handles my transaction file, a named employee or a shared contractor? Who is the broker I call when a deal breaks, and what’s the number? What does the firm give me to generate appointments? And what does it cost me to leave?

If you want the longer version, read how to choose a brokerage in Richmond; the questions apply in Charlottesville too. Our cloud brokerage cost comparison covers the other model you’ll hear about.

What should I do next?

Bring your last twelve months of closings to a confidential conversation and we’ll show you what they’d net here, and tell you plainly if moving doesn’t make sense. See what Keeton & Co offers agents, or contact us with one question first. You can also read about the Charlottesville office or Daniel Keeton.
