Henrico County’s real estate tax rate is $0.83 per $100 of assessed value, so a home assessed at $405,000 (the county’s median sale price over the past year) owes about $3,362 a year. You pay it in two halves, due June 5 and December 5. Cars and other personal property are taxed at $3.35 per $100. Some neighborhoods also pay a streetlight or special-district charge on top.
Brave Search’s AI answer, captured Nov. 2, 2026 (Google’s AI Overview blocked our automated capture today), opens with: “Henrico County, Virginia real estate property taxes are calculated at a rate of $0.830 per $100 of assessed value. The county assesses all real property at 100% of its estimated fair market value.” It adds that “the median annual property tax bill is roughly $2,565 to $2,810” and that taxes “are typically paid in two semi-annual installments due on June 5 and December 5.”
The rate and due dates are right. Those median bill figures come from third-party sites built on older home values, though. At today’s prices, most Henrico buyers will pay more than that. Here’s how to work out your own number.
What is the Henrico County property tax rate for 2026?
| Tax | Rate | Source |
|---|---|---|
| Real estate | $0.83 per $100 of assessed value | Henrico County approved tax rates |
| Tangible personal property (vehicles, etc.) | $3.35 per $100 of assessed value | Same page |
| Streetlight districts | Small add-on in some subdivisions | Same page |
| GreenCity II Community Development Authority | Extra $0.25 per $100 inside the district | Same page |
Henrico assesses real estate at 100% of fair market value, so the math is simple: divide the assessment by 100 and multiply by 0.83.
Before you make an offer, look up the home’s current assessment on the county’s real estate site, not the listing price. If you pay above the assessment, your bill won’t jump right away. It will catch up at the next reassessment.
How much will I pay on a typical Henrico home?
| Assessed value | Annual real estate tax | Each half (June 5 / Dec. 5) |
|---|---|---|
| $300,000 | $2,490 | $1,245 |
| $405,000 (county median sale price) | $3,362 | $1,681 |
| $500,000 | $4,150 | $2,075 |
| $750,000 | $6,225 | $3,113 |
Henrico homes sold at a median of $405,000 over the 12 months ending Oct. 31, 2026, based on 4,033 closed sales (Keeton & Co analysis of CVR MLS data). The median home went under contract in 10 days and sold at 100% of its final list price. That’s why the AI answer’s $2,565 to $2,810 “median bill” runs low for anyone buying today.
Most lenders escrow your taxes, so they show up in your monthly payment as about one-twelfth of the annual bill. On a $405,000 home, that’s roughly $280 a month.
How does Henrico compare with Chesterfield and Albemarle?
| Locality | 2026 real estate rate per $100 | Tax on a $405,000 home |
|---|---|---|
| Henrico County | $0.83 | $3,362 |
| Chesterfield County | $0.89 (county assessments page) | $3,605 |
| Albemarle County | $0.894 (our Albemarle tax guide) | $3,621 |
Henrico’s rate is lower than its biggest neighbor’s. Chesterfield homes also cost a bit more right now ($425,000 median over the same 12 months), so the gap in a real tax bill is usually wider than the rate alone suggests. For a side-by-side of the two counties’ sales, see Chesterfield or Henrico: what September 2026 sales show.
Don’t pick a county on tax rate alone. A $60-a-year difference matters less than the right school zone, commute or lot.
When are Henrico property taxes due, and what if I’m late?
Henrico bills real estate and personal property taxes in two installments, due June 5 and December 5 (Henrico important tax dates). If you pay late, the county adds a 10% penalty plus interest, so a missed $1,681 half costs you about $168 right away.
If your lender escrows, check your December statement anyway. Escrow mistakes happen most often in the first year after you buy or refinance.
Can seniors or people with disabilities get Henrico tax relief?
Yes. Henrico has two programs:
| Program | Who qualifies | What it does |
|---|---|---|
| Real Estate Advantage Program (REAP) | Owners 65+ or totally and permanently disabled, income up to $75,000, net worth up to $500,000 | Reduces the real estate tax bill, up to $3,200; apply by April 1 |
| RECAP | Older and disabled owners with income up to $125,000 | Caps the real estate tax so it can’t rise with assessments |
Eligibility rules and the exact benefit amounts are set by the county and can change, so confirm on Henrico’s site before you count on them.
If you’re helping a parent decide whether to sell or stay, run their tax with and without REAP or RECAP first. Relief can change the math on downsizing.
How do I appeal my Henrico assessment?
Start with the county’s Real Estate Assessment office. The administrative appeal deadline is April 1 for the current year’s assessment. Bring recent sales of similar homes nearby. That’s the evidence that moves assessments. A list of repairs the house needs helps, but less.
Ask your agent for three to five closed sales from the past six months within a mile, with similar square footage and age. We pull these for clients at no charge.
