Is Short Pump, VA a good place to live? What the September 2026 housing data shows

By Daniel Keeton Updated 3 min read

Whether Short Pump is a good place to live depends on your priorities, but the September 2026 housing data shows a $460,000 median sale price (down 5.2%) on 35 closed sales, mostly detached homes, with 106 active listings, up 55.9%. The sample is small, so treat it as a snapshot.

What does the housing data say about Short Pump?

Short Pump is a small, mostly detached-home sample in the September 2026 data. The median sale price was $460,000, down 5.2% from a year ago, based on 35 closed sales. Of those, 21 were detached homes with a median of $525,000.

Housing data can tell you what homes cost and how fast they sell. It cannot tell you whether the place suits your life, and I won’t pretend otherwise.

Is Short Pump getting more affordable or just different?

A 5.2% lower median on 35 sales does not mean prices fell. A small month can swing on which homes happen to close. Median price per square foot was $255.62, up 5.4% from a year ago, which points the other way, so the two figures disagree.

My read, which is interpretation: the mix of homes that sold changed. I can’t confirm that from the printed data. Use the figure as a snapshot, not a trend.

How does Short Pump compare with Henrico County overall?

Short Pump sits inside Henrico County, so the county figures give useful context. The countywide median in September 2026 was $401,045 on 308 sales, and Short Pump’s was $460,000. Short Pump’s median days on market was 17 against 13 countywide.

Those are different samples, and I would not read a ranking into them. Short Pump’s 35 sales are part of a much larger county.

Measure (September 2026) Short Pump Henrico County
Median sale price $460,000 $401,045
Closed sales 35 308
Median days on market 17 13
Months of supply 2.5 2.5
Median price per sq ft $255.62 $237.14

Is there more to choose from now?

Yes, somewhat. Active listings ended at 106, up 55.9% from a year ago, and new listings were 54, up 28.6%. 37.1% of sales had a price reduction, up 39% from a year ago, and 40% had seller concessions, up 100%.

The percentages come off small bases. Read them as a hint that buyers had more leverage this September, not as a rule.

What can’t the data tell me?

It can’t tell you about schools, commute, safety or who your neighbors will be. Those decide whether a place is good for you, and they need a visit, local records and questions. The data covers one month; you want your own price range and the street itself.

In the $350,000 to $500,000 band, 14 homes sold at a median of $426,543 in 31 days, with 3.4 months of supply. That is one band and 14 sales, so I would not generalize.
