Is Powhatan County, VA a good place to live? What the September 2026 housing data shows

By Daniel Keeton Updated 3 min read

Whether Powhatan County is a good place to live depends on your priorities, but the September 2026 housing data shows a county where all 29 closed sales were detached homes, the median price was $580,000 (up 14%) and buyers had more choice than a year ago, with 4.5 months of supply.

Whether Powhatan is a good place to live is a call only you can make, and mostly on a visit. The housing data can still tell you what you would be walking into.

In September 2026, the median sale price in Powhatan County was $580,000, up 14% from a year ago, and active listings were up 79.5%. This post covers what that data says and what it can’t.

What does the housing market look like?

Measure September 2026 vs a year ago
Median sale price $580,000 +14%
Closed sales 29 -27.5%
Median days on market 17 +30.8%
Months of supply 4.5 +125%
Active listings 149 +79.5%

With 29 sales, a few homes can move a monthly median, so treat these as a snapshot rather than a trend.

What kind of homes are sold there?

All 29 September closings were detached homes, with a median of $580,000. If you are looking for a condo or townhouse, this month’s data shows none in the sold sample, so ask your agent what exists before you commit to the area.

Richmond metro detached homes had a median of $455,000 across 815 sales. The two figures describe different places and different home sizes, so don’t read the gap as a price difference for the same home.

Is there more choice than there used to be?

Yes, by the numbers. Months of supply was 4.5, up 125% from a year ago, compared with 2.8 for the Richmond metro. That is a measure of how long active listings would last at the recent sales pace.

By price band, supply was uneven:

Band Closed sales Active listings Months of supply
$350K–$500K 7 31 3.1
$500K–$750K 8 46 3.9
$750K–$1M 8 36 6.0

Each band had under ten sales, so the ratios are directional only.

What does it mean for buyers and sellers?

This is interpretation, not data.

Buyers: more listings than a year ago may mean more time to compare homes and room to negotiate on homes that have been sitting. About 27.6% of sales had a price reduction, and 41.4% included seller concessions. Those are shares of all closings, not promises for your purchase.

Sellers: 27.6% of homes sold above list, which says nothing by itself about how many offers any home drew. With 149 active listings, a home that isn’t priced from recent comparable sales may wait longer.

What can’t the numbers tell me?

A lot. This data can’t say anything about schools, safety, commute, community feel or what you’d pay in taxes, and I won’t guess at them. Those are things to check yourself:

  • Visit on a weekday morning and a weekend afternoon, and drive your real commute.
  • Look at official state report cards for schools you would use.
  • Ask your agent for recent sales of homes like the ones you want, not just the county median.
