Is Midlothian, VA a good place to live? What the September 2026 housing data shows

By Daniel Keeton Updated 3 min read

Whether Midlothian is a good place to live depends on your priorities, but the September 2026 housing data shows a $473,725 median sale price (up 9.5%) on 114 closed sales, a median of 9 days on market, and active listings up 41.7% from a year ago.

Midlothian’s September 2026 numbers point two directions at once. The median sale price was $473,725, up 9.5% from a year ago, on 114 closed sales, and homes that sold did so quickly, with a median of 9 days on market.

And yet the supply of homes for sale grew. If you’re deciding whether to move there, that mix matters more than either number alone.

What does the housing data say about Midlothian?

In September 2026, 114 homes closed in Midlothian at a median of $473,725. Detached homes made up 86 of those sales, with a median of $525,000; condos made up 20.

Housing data can tell you what homes cost and how quickly they sell. It can’t tell you whether the place suits your life, and I won’t pretend otherwise.

Are homes selling fast, or is there more to choose from?

Both, and they don’t contradict each other. The median days on market fell to 9, down 33.3% from a year ago. At the same time, active listings ended the month at 452, up 41.7%, and months of supply rose to 3.2, up 68.4%.

My read, and it’s an interpretation: homes priced well still sell quickly, while the rest sit and add to the pile. The data doesn’t say that directly, but it fits the pattern, because a median describes only the homes that sold.

For buyers, that means you have more to choose from but shouldn’t assume you have time on a home that’s priced right. For sellers, it’s a reason to price against recent closed sales.

What are buyers asking for in Midlothian?

Seller concessions showed up often. 52.6% of the 114 closed sales included them, up 2.3% from a year ago. 29.8% had a price reduction, up 14.2%.

Those figures describe closed sales as a group, not what a seller will accept on a given house. Still, they suggest negotiation is common. 38.6% of sales closed above list, so it isn’t one-sided.

How does Midlothian compare with Chesterfield County overall?

Midlothian is part of Chesterfield County, so the county figures give useful context. The countywide median was $435,500 on 374 sales, and Midlothian’s was $473,725.

Measure (September 2026) Midlothian Chesterfield County
Median sale price $473,725 $435,500
Closed sales 114 374
Median days on market 9 12
Months of supply 3.2 3

These are different samples, and the Midlothian figures are part of the county’s. I wouldn’t read a ranking into a single month. The Midlothian market page and the Chesterfield County page have the detail.

What can’t the data tell me?

It can’t tell you about schools, commute, safety or who your neighbors will be. Those decide whether a place is good for you, and they need a visit, local records and questions. The data covers one month; you want your own price range and the street itself.
